Who Maintains the Fire Road within The Fairways?

The fire road between Springer Court and Arrowcreek Parkway spans Lot 23 (1235 Springer Court). A 30' wide Emergency Access Easement is depicted on Subdivision Tract Map 3952A and granted on document #2484334 recorded with the Washoe County Recorder.

The Grant of Easement document grants The Fairways at Fieldcreek Ranch Homeowners Association a "permanent easement and right-of-way for EMERGENCY ACCESS ROAD facilities upon, over, across and through the land herein described, together with the perpetual right to enter upon said land to construct, reconstruct, maintain and repair said EMERGENCY ACCESS ROAD facilities and the further right to remove trees, bushes, undergrowth and other obstructions interfering with the location, construction and maintenance of said EMERGENCY ACCESS ROAD facilities." Note 11 on the plat specifies that no fences shall be allowed within or across any emergency access easements.


The easement terminates at approximately the level of the downhill gate, beyond which the fire road extends across Washoe County land (APN 142-020-06; 0 Arrowcreek Parkway) to intersect with Arrowcreek Parkway. The association budgets for paving, curb and driveway cement, and emergency access gates in its Reserve Budget under "Springer Court Access Road".


The uphill and downhill emergency access gates feature a dual locking system with one lock owned by Truckee Meadows Fire Protection District and the other lock owned by The Fairways at Fieldcreek Ranch Homeonwers Association.
